Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to ensure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one-half hour before closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the amenities and features.
Application fees are $50 per person 18 and older occupying the apartment. You may pay these online by credit card. All application fees are nonrefundable.
Click on 'Login' in the upper right hand corner of our website, then click on 'Applicant.' Easily create an account and conveniently apply online through the applicant portal.
Residents are billed a monthly flat rate for gas, water/sewer, pest control, and trash of $70 for one occupant, and $20 for each additional adult living in the home. There is no additional charge for minor occupants. Electricity is placed in the resident's name and will be billed directly through Consumer's Energy.
Security deposits will vary depending on qualifying criteria. Our security deposit starts at $500. Additional fees may be assessed based on the results of the credit screening.
Rent is always due on or before the first of the month. The late fee is $75.
You can pay rent by setting up your online account on our property website. This allows you to use a bank account or credit card to make payments. Cashier's checks are only accepted for late rent and cannot be used to pay rent unless it is late. No in-person payments are accepted for on-time rent.
Springbrook Flats Apartments welcomes up to 2 pets, cats or dogs. There is a one-time nonrefundable fee of $300 for one pet or $500 for two pets. The monthly pet rent is $30 per pet. Breed restrictions apply; please contact the office and view our pet policy.
Resident Questions
Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment. Please ensure you reference your signed lease agreement and confirm policies with your Property Manager, as there could be unique circumstances.
Service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please get in touch with the property manager as soon as possible in this situation. You must provide written notice and a copy of your military orders.

You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if enrolled in our online services.
If someone is temporarily staying with you, please let the office know so we can accommodate parking. If someone is permanently moving in, they must fill out an application to be added to your lease agreement.
We require a 60-day written notice, which you are responsible for, before moving out. This is required regardless if the lease is ending or you are breaking your lease early. If you need to move out at the end of your lease term, please remember to come in 60 days before the lease expires to provide your written notice.
We partner with Xfinity for our community cable and Internet offerings. Please inquire with our office regarding any other cable/Internet providers.
Yes, we require renter's insurance.
Grilling of all kinds is prohibited within 50 feet of all buildings. We do not allow cooking appliances to be used on balconies or patios.
If you are locked out during business hours, you can come to the office to be let back in your apartment or garage. Repeated lock-outs result in lock-out fees; the first lock-out assistance, during business hours, is free of charge.
If you have lost your keys, you may have new keys made at our office during business hours. Fees apply.

This apartment is the absolute best. The pricing is more than fair, the manager was a dream to work with, and maintenance requests are handled next day/within the week. The community is really great and the surrounding area has parks, hiking, plenty of great food, and a variety of shopping options.

My husband and I have lived in Springbrook Flats for about a year and half in two different apartments. Moved from a one bedroom to a two bedroom to make space for our newborn. We’ve loved the accommodations and community! We appreciate the staff and their prompt responses. We like the community and what the apartment has to offer. I call Springbrook Flats home and hope to be here for many more years. The Apartment size is ample and outdoor space as well which makes very comfortable apartment living. The inside has all that’s needed even full size washer, dryer. The owners and staff has changed over the year, there have been improvements and the service seems to be the same if not better. Come take a look, you’ll like it!

Moved in at the start of summer 2024 and have been in love with the place. We had a few maintenance issues upon moving but the timely response time of the maintenance team and the friendly demeanor of the leasing staff were fantastic. If you’re looking for a good quiet place to hang your hat and is pet friendly I couldn’t recommend this place more.
